Terms of Use
The terms on which this website is provided. They are short because the site does very little: it shows properties, and it lets you ask about them.
Last updated: October 2026
What this website is, and what it is not
This is a brochure and an enquiry channel run by City of Gold Estates from its offices in Gbagada and Trade Fair, Ojo, Lagos. It lists properties the firm is marketing and lets you ask a question. There is nothing on it to
- book a viewing online — telephone, email or WhatsApp a consultant instead;
- pay any sum, in whole or in part — there is no payment gateway and no card facility;
- hold a cart, place an order or check out;
- open an account or log in as a visitor.
Nothing you do on this site creates a contract. Where you instruct the firm on a sale, letting, valuation or build, that engagement is governed by the written agreement you sign with us, and that agreement prevails over these terms.
Before you pay anything to anybody
Land fraud is common in the markets this firm works in, and it nearly always takes the same shape: a buyer is hurried, pays a deposit to secure a plot already sold three times, and then finds that the person paid had nothing to sell. Pay nothing, to nobody, until three things have happened.
- An independent title search has been completed. Search at the relevant State land registry and establish who can lawfully sell, what encumbrances or cautions sit on the land, whether the area is under a government excision or subject to acquisition, and whether the seller’s documents match the registry record. Independent means checked by somebody whose interest is not in the sale closing.
- You have physically inspected the property. Stand on the land, match the survey plan, beacons and marks to the ground, and confirm nobody is already occupying it. Never buy a plot you have only seen in photographs, including photographs on this site.
- The documents have been prepared and signed with a licensed legal practitioner. A deed of assignment or contract of sale, and the survey plan, reviewed by a lawyer of your own choosing, not one produced by the seller to make the paperwork go faster.
Only after those three steps should a deposit, commitment fee, allocation fee or survey fee change hands — and then against a receipt, into a corporate account in the name of the company that owns the property or is authorised in writing to sell it, never a personal account. If anybody tells you the plot is available only if you pay today, that is the warning sign, not the reason to hurry.
Nothing on this website softens that rule. No listing, price, photograph or statement here, and no claim by anybody saying they act for us, authorises payment before those steps are complete. The site itself takes no payment: there is no cart, no checkout and no stored card data anywhere on it, so anyone who says you must pay through the website, or pay an official to release a title, is describing the fraud above. Call the office before you do anything else.
Listings are indicative
Every listing states what was available, at a price and in a condition, at the time it was published. Prices move and availability moves faster. A property shown here may already be sold, let, withdrawn or under negotiation, and it may be taken down without notice to anyone reading it. Sizes, bedroom counts, completion dates and descriptions are a fair indication, not a precise record.
To be exact: nothing published here is an offer to sell or let, an offer capable of being accepted by clicking on it, a warranty that a property exists as described, a warranty of title, or a contract of any kind. Most of what a listing states — the documents the land carries, the reason for sale, the state of the title — comes from the owner, the seller or the agent who brought the property to us, and those statements are not warranted by this firm. The survey plan, the deed and the registry record decide what you actually acquire.
No legal, valuation or survey advice
Nothing here is legal advice, surveying advice, a valuation opinion, tax guidance or an investment recommendation. Before you sign or pay for anything, have a licensed legal practitioner review the transaction and a registered estate surveyor and valuer advise on the specific plot. That applies even where this firm performs those services too: your lawyer should review a purchase independently of whoever drafted the documents.
Who we represent
We may act for a seller, a landlord, a buyer or a tenant. Where we are paid by or act for the other side, we say so in writing before anybody signs, and our own fee is agreed and disclosed before work starts.
Enquiries, and how we answer them
An enquiry is a request to be contacted, and we aim to reply within one business day without promising it. Give your correct name, a working email and a reachable phone number, and tell us if you are acting for somebody else rather than for yourself. Do not submit enquiries using another person’s details, and do not send false, duplicate or malicious ones. Enquiry handling is set out in the Privacy Policy.
Using the site
You may read this site, share a listing link with anybody, and print a listing for your own use. You may not:
- scrape, harvest, crawl, resell or systematically download listings, prices or photographs by automated means;
- republish, repost, advertise elsewhere or pass off as your own the photographs or descriptions here, without our written permission;
- use the firm’s name, branding or listing material to obtain documents, introductions or payments;
- try to reach the admin area, interfere with the forms, or disrupt the site for other visitors;
- rely on this site to establish a title, a boundary, a price or an entitlement.
Intellectual property
The design of this website, its text and structure, and the firm’s name and branding belong to City of Gold Estates and may not be copied or imitated. Property photographs are separate: they are supplied by, or licensed from, the owners, developers and agents who brought those properties to us, and they remain their property. Looking at a photograph here grants no licence beyond browsing and enquiring. If you hold rights in an image published here and want it removed or credited, tell us.
Links and services we do not control
The Contact page embeds a Google Maps frame, every page takes its webfonts from Google, and the WhatsApp buttons hand you to WhatsApp, a service of Meta. Once your browser contacts either of them their own terms apply, and this firm is not responsible for how they handle your data. The same goes for any legal practitioner, surveyor, contractor or registry you reach from here: their work is not ours to control or warrant, even where we recommended them.
Availability
The site runs on shared web hosting and we do not promise uninterrupted access: pages, listings or the whole site may be down for maintenance or host faults. If the enquiry form is down, the telephone and WhatsApp still reach a person.
Liability
You use this website at your own risk and it is provided on an as-is basis. To the fullest extent the law allows, we exclude all warranties, conditions and representations not expressly stated here, and we are not liable for indirect, consequential or special loss, or for lost profit, lost opportunity, a lost deposit or a bad purchase, arising from material you read here. Reading a listing is not a transaction: a loss caused by acting on website information without the checks set out above is not a loss this firm caused, and neither is the act of a seller, landlord, builder or official we did not engage and could not control.
Where a claim arises out of a transaction you completed with the firm, our total liability to you, in contract, tort, negligence or otherwise, is limited to the remuneration actually paid or payable to us in respect of that transaction. Where no money has passed between us and the claim arises only from your use of this site as an information service, we accept no liability for it.
Nothing in these terms excludes or limits our liability for fraud or fraudulent misrepresentation, for death or personal injury caused by our negligence, or for anything else that cannot lawfully be excluded or limited.
Governing law
These terms are governed by the laws of the Federal Republic of Nigeria and the parties submit to the jurisdiction of the courts sitting in Lagos State. We would rather you called the head office before anyone reaches a court: most disputes are settled by putting the documents on a table. Complaints about personal data may also be taken to the Nigeria Data Protection Commission, and that route is unaffected by these terms.
Changes to these terms
We may revise this page, and the version published here applies to your use of the site today; the date at the top tells you when it was last written. Changes are not retrospective: the terms in force when you used the site, or when a transaction was instructed, govern it.
Contact
Questions about these terms, or about a listing you saw here, go to cityofgoldestate@gmail.com or 08181869458, and in a hurry by WhatsApp from any page.
These terms were drafted to match what this website actually does, but they are a starting point rather than a legal opinion. They should be reviewed by a Nigerian legal practitioner, and checked against the firm’s own engagement and sale documentation, before the site is relied on commercially.
