What We Do

11 property services, one team

Most property problems in Nigeria are not really about the building. They are about the documents behind it, the person selling it, and the approvals needed to finish it. We handle all of it from one office, so the party advising you and the party doing the work are the same party — and accountable for the outcome.

Real Estate Management & Property Maintenance

We run the property so you do not have to live next to it.

For owners abroad, investors with more than one unit, and families holding family property, we take over the day-to-day: rent collection, tenant relations, repairs, service charges and utility bills. You get a monthly statement and a call before anything above the agreed limit is spent.

What this covers

  • Tenant selection, references and signed tenancy agreement
  • Rent and service-charge collection with arrears follow-up
  • Planned maintenance and emergency repair coordination
  • Monthly statement and an annual condition report

Property Marketing and Sales

A listing that reaches the right buyer, priced from evidence rather than optimism.

We prepare the listing, photograph it, price it against comparable sales in that street, and run it across our buyer list, social channels and property portals. Enquiries are screened before you spend a Saturday showing the house to someone who cannot afford it.

What this covers

  • Comparable-market pricing and a written pricing recommendation
  • Photography, floor plan and listing copy
  • Buyer screening and proof-of-funds before viewings
  • Negotiation, offer management and closing

Building Construction and Renovation

Ground to handover, with the money tracked against the work actually done.

We build residential and light commercial property, and renovate existing buildings. Every stage is costed before it starts and payments are released against certified progress, so the budget reflects the building rather than the last quotation you were given.

What this covers

  • Cost estimate and works schedule before mobilisation
  • Materials sourcing and price verification
  • Site supervision with progress photographs
  • Defect list and snagging at handover

Property Documentation

The paperwork that turns a payment into a defensible interest in land.

Deed of Assignment, contract of sale, power of attorney, survey plan and the lodgements that follow them. We prepare and co-ordinate these with a licensed legal practitioner and the relevant registry, and we tell you plainly which documents a given piece of land can and cannot carry in its current state.

What this covers

  • Deed of Assignment and contract of sale
  • Survey plan and chart/map registration support
  • Perfection and consent filings at the State registry
  • Custody and digital copies of everything you sign

Legal Due Diligence

Find out what you are really buying before you pay for it.

Before money moves, we run the searches and the site inspection that establish who can lawfully sell, what encumbrances sit on the land, whether the area is under a government excision or subject to acquisition, and whether the seller’s documents match the registry. You get a written report with the documents attached, not a verbal assurance.

What this covers

  • Land registry and caution/government-acquisition searches
  • Verification of the seller’s title and chain of documents
  • Site inspection and beacons/marks check
  • Written report with a clear proceed or do-not-proceed opinion

Real Estate Consultancy

A second opinion that costs less than a wrong decision.

Whether to buy or rent, which of two plots is the better purchase, what a redevelopment would do to value, how to structure a joint venture with a landowner. We advise individuals and families, and we are paid by you rather than by the seller, which is what makes the answer worth having.

What this covers

  • Buy-versus-rent and affordability review
  • Second opinion on a specific plot or listing
  • Feasibility and highest-and-best-use discussion
  • Joint-venture and landowner deal structuring

Property Agency Services

One accountable agent for the whole transaction, on either side of it.

We act for sellers, landlords, buyers and tenants, and we say in writing which side we represent before anyone signs. Viewing, negotiation, documentation and handover are handled by the same consultant who took your brief, so nothing is lost between offices.

What this covers

  • Written confirmation of who we represent
  • Accompanied viewings and structured offers
  • Coordination of legal and payment steps to completion
  • Keys, meters and handover checklist

Estate Surveying and Valuation

A figure you can put in front of a bank, a court, an insurer or a family meeting.

Valuations prepared by registered estate surveyors and valuers for sale, mortgage, insurance, rating, probate, matrimonial and acquisition-compensation purposes, together with boundary and area surveying. The report states the basis of the valuation and the evidence behind it.

What this covers

  • Market value and reinstatement assessments
  • Mortgage and insurance valuation reports
  • Compensation and acquisition valuation support
  • Boundary, area and red-line survey work

Architectural Designs and Drawings

Drawings that will actually pass approval and be built as drawn.

Concept, working drawings and the set required for a planning permit, produced with the structural, electrical and mechanical detail a contractor needs to price the job properly. Revisions are handled before mobilisation, where they are cheap, rather than on the slab.

What this covers

  • Floor plans, elevations and sections
  • 3D visualisation before you commit
  • Permit-ready drawing set and schedule of finishes
  • Coordination with structural and services engineers

Building Contracting Services

The trade side: labour, materials and a programme you can hold us to.

Foundation to finishing, substructure and superstructure work, roofing, plumbing, electricals, tiling and external works, either as the main contractor or as the supervisor standing between you and somebody else’s contractor.

What this covers

  • Bill of quantities and material schedule
  • Programme of works with milestone dates
  • Trade contractor procurement and supervision
  • Independent progress inspection before each payment

Regulatory Compliance Advisory

What the authorities require, in what order, and what it costs.

Building approval, environmental and waste permits, signage, tenancy requirements and the duties that arise on a transfer. We map the approvals a specific project needs and chase them, so a building does not stall halfway up because of a permit nobody knew existed.

What this covers

  • Planning permit and building approval processing
  • Approval condition tracking and renewal diary
  • Tenancy and landlord obligation guidance
  • Duties, levies and fees schedule for a transaction
